A recent article caught my attention. It told the story of a $5.5 million oceanfront home on Cape Cod that ultimately had to be demolished before coastal erosion claimed it. Like many readers, my first reaction was to wonder how a lender could finance a property facing such an obvious risk. It was certainly an interesting story.
But after I finished reading, I realized I wasn't thinking about the mortgage anymore. I was thinking about something entirely different.
The story sparked a completely different thought about what people are really buying when they purchase exceptional real estate.
When most of us look at a home, we naturally focus on the house itself. We notice the architecture, the floor plan, the craftsmanship, the kitchen, and the finishes. Those are the things we walk through, compare, and imagine ourselves living in.
But in some of the world's most extraordinary locations, the house isn't what commands the greatest value.
The land does. The location does. The view does.
The house simply allows us to experience all three.
That's why oceanfront properties, mountain retreats, lakeside homes, and other remarkable locations have always commanded extraordinary prices. Buyers aren't paying a premium because of drywall, cabinetry, or roof tiles. They're paying for something no architect can design and no builder can construct.
The ocean. The mountain range. The lake. The coastline. The view.
Those are the qualities that existed long before the home was built, and they remain the reason people continue to seek those locations today.
It's also why you'll occasionally see someone purchase an older home in an exceptional location, only to replace it with a new one. They weren't buying the aging structure. They were buying the opportunity to own that piece of land and experience everything that came with it.
The house changed. The reason for owning the property did not.
As I reflected on the Cape Cod story, I realized it wasn't really about one oceanfront home at all. It was a reminder of one of real estate's oldest truths.
We often think we're buying a house. In reality, we're also buying everything that surrounds it.
Some of those things will change over time. The house can be remodeled. It can be expanded. It can even be replaced. But the qualities that make truly exceptional locations so desirable are often the very things that cannot be recreated.
Perhaps that's why the phrase location, location, location has endured for generations.
It isn't just about where a property sits on a map. It's about recognizing that some of real estate's greatest value was never built in the first place.
